Important points to ponder:

  • Buying a home is the largest investment that most people will ever make.

  • Buyer representation means exactly that.  The Realtor that you hire to represent you owes his/her loyalty and trust to you.   

  • The Buyer Agent does not represent anyone but the buyer.  They do not represent the builder in new home communities nor listing firms or anyone else...just you.

  • The job of a Buyer Agent is to protect the interests of their clients.."The Buyers".  Therefore, their goal is to negotiate where and when possible, explain and mentor the buyer in the fine points of the purchase contract, share material facts with their clients and, in general, have a smooth transaction from start to finish.

  • Non-represented Buyers are unprotected.

  • A Buyer Agent is not limited to particular listings.  They have the entire MLS available to them.

  • A Buyer Agent typically can educate their clients as to the market conditions in different areas.

  • In a typical scenario, a Buyer Agent earns his/her commission from the seller's side of the transaction for properties that are listed on the MLS or through a new home builder.
